The Garfield County Assessor’s Office has mailed the 2025 Notices of Valuation (NOVs) to all property owners as part of Colorado’s regular biennial reappraisal process. These notices reflect updated market values as of June 30, 2024, and will be used to calculate property taxes due in January 2026 and January 2027. “Every two years, we assess market activity to determine current property values,” said Garfield County Assessor Jim Yellico. “While the process may feel familiar, the data always changes. Garfield County notices of value were mailed to property owners on May 1, and reflect property values based on the local real estate market as of June 30, 2022, as determined by the Garfield County Assessor’s Office. Property owners may appeal their valuations no later than June 8, 2023. Property owners experienced steep value increases in this most recent reappraisal over 2021 – the median increase countywide was 54 percent. Valuations mailed to Garfield County property owners
The Garfield County Assessor’s Office has mailed the 2021 Notice of Valuation (NOV) to every property owner in Garfield County. This marks the end of a two-year process, in which data was collected and analyzed from the real estate market and new values were placed on all property within the county. The month of May provides an opportunity for property owners to appeal the updated value or classification of their property. Property owners can bring any concerns to the assessor’s office at any time of the year but making appeals in May preserves more opportunities for further appeal, if necessary.

GARFIELD COUNTY, CO – Property tax collections will be down by more than $42 million this year, due to a 35 percent decrease in total assessed valuation from 2016.
