PROTEST REAL PROPERTY VALUATION
You may appeal your real property value between May 1 and June 8 per §39-5-122(1), C.R.S. If you disagree with your property’s value or classification, you may file an appeal with the Assessor.
Only the property owner of record or an authorized agent has standing to file an appeal. If filed by an agent, a written letter of authorization is required. A sample authorization form is available upon request.
Key Information
- The value reflects market conditions as of June 30, 2024. Sales after this date cannot be considered.
- Property value and classification are based on the property’s condition, level of completion, and actual use as of the January 1 Assessment Date.
- Appeals must be submitted by June 8. Late appeals cannot be accepted under Colorado law.
- This is not a “tax appeal.” Under §39-5-121 (1)(a)(I), C.R.S. you may not appeal taxes to the Assessor. Taxes are established by local taxing authorities, not the Assessor.
- Filing an appeal may result in a value or classification change, including a potential value increase or decrease.
- An inspection may be required if property characteristics are disputed.
- A Notice of Determination will be mailed by June 30. If not received, you must appeal to the County Board of Equalization on or before July 15. §39-8-106(1)(a) and (3), C.R.S.
- Deadlines falling on weekends or holidays extend to the next business day §39-1-120(3), C.R.S.
Tips for an effective appeal
- Be clear and specific; include supporting documentation (comparable sales, condition details, photos or independent appraisals).
- Review the latest comparable sales available on our Reports page.
- If you purchased your property, or if you had an appraisal done after June 30, 2024, we cannot consider it in our review of values for the 2025/2026 valuation cycle.
- Submit early to allow time for review.
