How to appeal your 2025 Property value
If you have received a Notice of Value on your property, and you disagree with the value or classification placed on the property, you may appeal to the Assessor.
Property owners can appeal the value or classification of their property:
- In person at the Assessor’s Office. We are open from 8-5, Monday through Friday. We are located at 109 8th St. Suite 207 in Glenwood Springs.
- By faxing the appeal documents to us at 970-945-3953.
- By sending us a message via our contact form.
- By phone. Our phone number is 970-945-9134.
- By using the online fillable form. In order to appeal online, all of the following must be true:
- The property is currently classified by the Assessor as “Residential”.
- You are the owner of the property. Agents may not appeal online.
- You have no attachments to include with your protest.
- If one of the above is not true, you may not appeal online.
- You may also set up a Microsoft Teams meeting with one of our appraisers. Call the office at 970-945-9134 to set up a meeting.
- This meeting time will be used to answer questions.
- The appraiser will explain valuation methodology.
- The appraiser will listen to owner/agent opinions and gather information.
- This meeting does not constitute filing an appeal. You must still fill out the appeal form and deliver it to the office no later than June 9, 2025. This date includes postmarks.
Important information regarding filing an appeal with the Assessor
- The value you have received, and have considered appealing, is the value as of June 30, 2024. Per the statutes of the State of Colorado, sales that occurred after this date may not be considered in our calculation of your value.
- The classification of your property is based on the use of the property as of January 1, 2025.
- Appeals can only be accepted until June 9, 2025, per the statutes of the State of Colorado.
- This is not a “tax appeal”. Under C.R.S. 39-5-121 (1)(a)(I) you may not appeal taxes to the Assessor. Your taxes are set by your local governments; such as the school, county commissioners, city, or fire districts. The contact information for these districts is located on State’s Active Colorado Local Governments webpage.
- It is possible for the value of the property to increase if a review of the data or corrections in property characteristics support an upward adjustment.
- The goal of the Garfield County Assessor is to attain the correct value for all properties.
Tips for an effective appeal
- Preparing a credible and complete appeal will present your best opportunity.
- Take an objective look at your value, and review comparable sales that took place between July 1, 2022, and June 30, 2024. Include relevant sales to support your appeal.
- Protest early rather than waiting until the last minute.
- Appealing the value or your property is your right, and all appeals will be given consideration based on the merit of argument presented, so be thorough as possible.
