Planning commission public hearing on May 27
The Garfield County Planning Commission is holding a public hearing on Wednesday, May 27 at 6 p.m., for the review and consideration of an application for amendments to the text of the Garfield County 2013 Land Use and Development Code as amended.
Proposed changes affect Article 3: Zoning, Article 4: Applications and Review Procedures, Article 7: Standards and Article 15: Definitions. Topics include but are not limited to: Processing applications for expediting affordable housing approval, roadway standards and definitions, use table, building height exemptions, definitions of “dwelling unit, multi-unit” and “manufactured home,” and typographical/format corrections.
River Edge Colorado PUD revocation approved
Garfield County has approved a planned unit development (PUD) revocation application for the land encompassing the unrealized River Edge Colorado project, redesignating the zoning to residential/suburban. The roughly 159-acre, two-parcel property is located between Carbondale and Glenwood Springs, next to Cattle Creek and the Roaring Fork River.
Garfield County to adopt Colorado Wildfire Resiliency Code
The Garfield County Community Development Department is adopting the Colorado Wildfire Resiliency Code, effective July 1, 2026. The code establishes updated standards for certain new construction and development in wildfire-prone areas, to reduce risk and improve community resilience.
Supporting resolutions and additional implementation details will be provided here over the next couple of months. An educational Zoom meeting for citizens, contractors, architects, and more took place on March 3, 2026.

Building inspections
- To request a building inspection, please call 970-945-1377, ext. 1621.
- Inspection requests received before 4:30 p.m. on any business day will be performed on the following business day between the hours of 7:30 a.m. and 4:30 p.m. If your request is received on a non-business day (weekends/ holidays) the inspection will be performed on the second business day following.
Onsite Wastewater Treatment Systems (formerly known as septic systems)
- Garfield County Public Health manages the regulation of onsite wastewater treatment systems (OWTS). Visit the OWTS page for fees and regulations.
- To request a septic inspection, please call 970-945-6614, ext. 8150.
- Contact the system designer, as well as public health, at least 48 hours prior to requesting a final inspection of the installed system – prior to backfill.
